Our Services & Fees

Legacy Real Property Management offers a wide range of leasing and property management services that can be uniquely tailored to meet your needs. The fee schedule below details our services and fees.


Standard Management (8%)
Rent collection, maintenance coordination, and two property inspections. *
Premium Management (10%)
Rent collection, maintenance coordination, three property inspections, contacting utility companies to navigate tenant issues, applying for rental license, coordinating lead paint and city/county inspections, facilitate payment of up to two utilities or other property expenses (not including mortgages), respond to major damage (flood, fire, or other extensive damage).

Covers marketing and advertising, property showings, tenant screening, lease signing, and a move-in inspection.
The management fee is assessed as soon as the Property Management Contract begins. If an Owner is signing up for leasing and management, the first month of management is free. Services not included in standard management are priced below. Some services are included in premium management and marked (P).
Apply for Rental License $100 (P) Completing and submitting paperwork, visiting rental office if necessary, coordinating municipality inspection. Includes one property visit, if necessary, to obtain license. This fee is in addition to fees charged by the municipality.
Coordinate Lead Paint Inspection $100 (P) Coordinating with inspector and/or tenants. Informing Owner of required work. Having property registered with Maryland Department of the Environment. Includes one property visit, if necessary to obtain certificate.
Investigate Utility Issues $30 per event (P) A Legacy representative will contact a utility company to verify tenant service has been transferred or investigate a utility issue. Depending on the utility, owner involvement may still be required.
Eviction Filing $250 Covers the legal expenses for a simple, uncontested non-payment of rent/eviction cases. This includes one filing, one court visit, scheduling the Sherriff, and being present for the eviction. This fee does not cover the cost of hiring an eviction crew, if one should become necessary.
Additional Inspections $50 Standard management-2 inspections included; Premium management-3 inspections included. Additional inspections can be performed at the Owner's request. Inspections include: a walkthrough of the interior and exterior of the property, 8-20 pictures, a written report describing the condition of each room.
Property Visit Fee $30 Most maintenance issues are resolved remotely via coordinating with contractors and tenants. If required by the job or requested by the Owner, a Legacy representative will visit a property to resolve a maintenance or tenant concern or coordinate a delivery. The representative will visit the property for up to 30 minutes. Any time over the initial 30 minutes will be billed at $20 per hour.
Project Management Fee 5% of job cost or $125 min (P) Responding to major damage (flood, fire, or other extensive damage), or coordinating home improvements require more extensive coordination than typical maintenance and carry an additional fee. The project management fee includes two property visits. Additional visits incur a property visit fee.
Copy Keys $20 (P) Up to 4 keys
*The minimum standard management fee is $125, the minimum premium management fee is $155. The management fee is due regardless of whether rent is collected. Discounted fees are available for multiple units. The leasing fee is one month's rent, with a minimum fee of $1000.

Additional requests not outlined in this fee schedule may be completed at the Owners request for additional fee TBD by Agent after considering the details of the request.

Leasing Services

Leasing covers the processes associated with placing a new tenant in a property including: taking pictures of the property and conducting a market analysis to determine price, advertising the property online, showing the property to potential tenants, screening tenants (national criminal background, employment, credit, rental history, court records), and placing a qualified tenant in the property.
